First, although the development site is not currently in the flood plain, it is projected that the floodplain could reach the development site by 2080.

And rather than waiting for a retrofit of the building, to meet that challenge.

The building would be built to resist hydrostatic pressures, and the foundation would be dry floodproof, which in essence means watertight.

In addition, there would be no dwelling units located on the ground floor, and below grade mechanical equipment would be limited to the minimum necessary to service utility points of entry with the remainder on the roof and the mechanical bulkhead.

The decision as to which would come later as the mechanical equipment for the building is designed.

And shadow studies are done to a a sure maximum viability of solar panels if that if that is selected.

And in addition to the 6 new street trees that would be provided around the site, The applicant is committed to working with DEP and DOT if necessary to establish the viability of rain gardens on the streets surrounding the site.
