So what we have here is a site that's over 300 feet long and a 110 feet deep.

And what this lets us do is mass everything towards the east of the site.

You can see on this site plan over here that the maximum height of the building is achieved towards the east end of this site.

And to the west, we have an r 7 a, which is going to probably be masked up very, very low because of the size and shape of that of that site.

So it it it gives us this opportunity to to make the west side of the building lower, which makes for a very nice nice streetscape.

We've put all of the entrances to the community facilities that Rick mentioned that Rich mentioned on the on this low low side also.

And, you know, as as as as Rich said, we are 9 9 Floors High, We have about a 150 units.

We have the 8 and a half 1000 square feet for the children's for the educational facility.

And we have about 8 a half 1000 square feet for commercial.

You can see on the right hand side over here, you have all of the entrances for all those aforementioned programs, and the main entry for the residential portion is in the center.

We have, you know, almost 20,000 square feet, which has good access to the street, which has good access to loading facilities, which are placed on the opposite end of the building from all of the community facility entrances.

One one other thing which is kind of unique about this site is that the extra depth in this length, it it gives us the opportunity to do home home offices in almost every single unit.

So you can see here in in the red color, We have sizable home home offices, and we think that this is something which is going to be really valued by the community also.

So this just takes you through through some typical floor plans as you as you go up.

You can see everything is 2 bed, 3 bed.

You know, there's a few ones, and everything is of was very, very capacious.

And we've we've worked over the years with with this community board, with several stakeholders, and we were very, very careful to to take everything to heart that that had been communicated.

And, you know, I think we all feel very strongly that that this proposal is as in keeping as anything that we've seen from this area with with regard to the MCRM proposal and and and the new successor, the AMUP.

So, you know, we're we're hoping that that that we can move move forward with this because we really think it would be a huge a huge boom into the neighborhood for something like this to happen.
