So with regards to the building itself, the physical plant of the property, for building in in M14r6a, which is arguably the comparable zoning district here, you would have a total FAR of 5.0 with a building of 168,000 square feet as currently composed.

Our building, 4.6 FAR with 153,000 square feet.

So our building, again, while AMUP has not been finalized, is 15000 square feet plus or minus less.

Of that building, the 5.0 building would have a 3.9 f a r for residential, our building would have a 4.06 extremely similar.

With regards to non residential uses, we would max out our commercial FAR and indeed provide additional square footage in the seller.

So our total square footage in terms of gross square feet is over 30 and square feet for commercial and job generating uses.

The building height for our proposal for a mixed use building the AMA proposal would allow for a 125 feet, our building would allow for 95 feet, 3 stories less.

And so So this is more along the lines of what they've previously approved in this district.

In addition, again, we talked about city planning and the fact that they don't necessarily wanna restrict non residential uses.

We are doing so to create high quality jobs, job generating uses for people in the community.

And with regards to affordability options, we would actually have expressed a desire to limit our affordability options to 1 in deep affordability, while currently AMU would allow for greater than that.

Perhaps, most importantly, when you look at AMU and you look at the timeline, And again, we know the demands on city planning are great given the city of yes proposals and area wide rezoning like this, but we do know that it has not yet gone into public review in terms of the text, of the of the special district.

And so we we do know that we're years away.

And so this this site once financing would be established is shovel ready and could be built within months.
