Council Member Julie Menin inquires about parking needs assessments post-2019 and community benefits of proposed rezoning, with Jerry Johnson clarifying previous studies and potential for updates.

  • A 2019 parking study is the basis for the latest assessments, completed in 2022 or early 2023, accepted due to pre-COVID conditions.
  • There are currently no updated studies, but consultations with consultants for recent data are considered.
  • The proposed rezoning includes community benefits such as enhanced streetscape, new sidewalks, street planning, and affordable units.
  • Further community benefits are open for discussion within reason, emphasizing the building's overall positive impact.

This study demonstrates that within a quarter mile, there were 21 garages operating at a weekday average of 71 to 86% of capacity.
1:04:11
A question is, have you performed any additional assessments on any parking related needs since the EAS was done in 2019?
1:04:18
Which is obviously pre COVID.
1:04:20
So circumstances have clearly changed in terms of some of those needs.
Jerry Johnson
1:04:24
Yeah.
1:04:24
Actually, the study was completed later in 2022 or early 2023, but we used 2019 studies for the parking study because indeed they were pre COVID.
1:04:38
And that was accepted by city planning as being the last valid numbers based on, like, not a skewed situation that we encountered under COVID.
1:04:52
And that's why it's 2019.
Julie Menin
1:04:54
But are there any plans to do any updates to that as sort of as well
Jerry Johnson
1:04:57
there aren't, but we can go back and talk to our our consultants and and see if there are any updated studies recently.
1:05:06
And and so we can update the numbers
Julie Menin
1:05:08
Thank you.
1:05:08
And have you considered any other community benefits that the general public would receive as part of the proposed rezoning?
1:05:15
I mean, obviously, our offices in conversation with you about needs within the community.
1:05:19
So we are laser, like, focused on that.
Jerry Johnson
1:05:22
Yeah.
1:05:23
We believe the building itself is gonna be a a huge community benefit in terms of advanced enhanced streetscape, new sidewalks, street planning, affordable units, a number of new units, Of course, we would be very interested in seeing if there is anything else that we can do for the community in terms of enhanced benefits within reason.
Julie Menin
1:05:47
Okay.
1:05:48
Thank you.
1:05:48
Those are my questions, Sharon.
1:05:50
Thank you very much.
