  • Kevin Woods confirms 50,000 violations; AnnMarie Santiago mentions 55,000 reinspections.
  • The average time for a reinspection is 13 days, with 80% done within 20 days.

  • Santiago notes challenges in fixing self-closing doors during peak periods, indicating varying timelines.
Oswald Feliz
1:46:12
So after the Twin Parks fire, we passed a very thorough drug legislation, including other issue of self closing doors, providing landlords of certain time period to correct conditions.
1:46:23
Chair, if I could just have a that minute to briefly ask a few more questions.
1:46:27
We passed legislation requiring that the landlords to stop closing doors within a certain time period.
1:46:33
Requiring a reinspection after that time period.
1:46:36
And if the reinspection determines that the violation still exists, of course, self closing doors would be fixed under the emergency repair program.
1:46:44
So just curious, earlier you mentioned that last year there were 50,000 soft closing door violations placed.
1:46:52
Is that correct?
Kevin Woods
1:46:54
Yes.
Oswald Feliz
1:46:55
Okay.
1:46:56
And just curious, how many reinspections were conducted?
1:47:00
Bid for those accommodations?
AnnMarie Santiago
1:47:03
So to date since since we were required to do the reinspections, We have done, what did I say, 55,000 reinspection?
1:47:15
Give me one second, Catherine.
Oswald Feliz
1:47:17
Yeah.
1:47:18
And if we could get data for the specific 50,000 that we have last year, the 50,000 violations.
AnnMarie Santiago
1:47:24
Okay.
1:47:29
Okay.
1:47:29
We can break that down for you, just that subset if that's what you're looking for.
Oswald Feliz
1:47:33
Yeah.
1:47:33
Okay.
1:47:34
And also how fast are these free inspections being conducted?
AnnMarie Santiago
1:47:38
So again, as I testified on average, it's about 13 days to do the reinspection.
1:47:43
And 80% of them are done within the 20 days.
Oswald Feliz
1:47:48
80% of them are corrected with
Kevin Woods
1:47:50
No.
AnnMarie Santiago
1:47:51
Our the reinspection is done.
1:47:52
That That's your question.
1:47:53
Correct?
Oswald Feliz
1:47:54
Yeah.
1:47:57
And also the reinspection determined that the violations still exists.
1:48:01
How fast would you come back to correct them?
AnnMarie Santiago
1:48:05
So there's 2 two sides to that council member.
1:48:11
If a if an owner certifies correction of the violation, the reinspection is done by our housing inspect and then subsequently referred to our emergency repair program.
1:48:23
If the owner does not certify the correction, The initial reinspection is done by the emergency repair program, and that program during their reinspection can immediately write a work order for a vendor.
1:48:39
So the timing will depend on on who has done that initial reinspection.
Oswald Feliz
1:48:45
Okay.
1:48:46
And generally after that reinspection and after that work order
AnnMarie Santiago
1:48:49
Mhmm.
Oswald Feliz
1:48:50
How long does it generally take to get the stop closing door fixed?
AnnMarie Santiago
1:48:53
Can certainly get that information to you.
1:48:56
We do have requirements contracts for vendors, so we can bid it out.
1:49:05
Sign it to a vendor relatively quickly after we've done that.
1:49:23
Inspection?
Oswald Feliz
1:49:24
Yeah.
1:49:24
Is it safe to say that it generally gets fixed within a month gets fixed within a month gets fixed within a month gets fixed within a month gets fixed within a month gets fixed.
1:49:32
To then a market, fixed, to then a market, fixed, to then a market, fixed, to then a month.
AnnMarie Santiago
1:49:39
Generally, we have done an incredible job at bringing up the number of housing inspectors since found in housing inspectors.
1:49:52
The challenge comes during the periods when our other work is workload is high.
1:49:58
Right.
1:49:59
And I don't you know, I cannot downplay that during the coldest periods when we try to reallocate all of our resources to responding to heat and hot water, you know, it becomes a challenge to meet the timelines that you set.
Oswald Feliz
1:50:13
Yep.
1:50:13
Cool.
1:50:14
Sounds good.
1:50:14
Thank you so much for the information.
