This site was rezoned not too long ago in 2010 as an R Five D, which allows 2 F AR and up to 4 stories.

Did you consider developing as a right under the current RFD district?

So the R5D wouldn't indeed allow for four stories.

I think particularly on this site, there were 2 factors which really contributed to the request for the r 6a.

The first is that you've got an existing auto body repair shop.

And the opportunity to both eliminate the nonconforming use and redevelop is something which is desirable We do have to remediate the site and remove any environmental contaminants.

And so the additional cost, which is that engendered, really the additional bulk allowed for the R 6a would really make it more feasible.

And the second thing, of course, is that the R 5D did not create any affordability.

And so potentially the applicant here would be able to take advantage of tax abatements, which although not currently existing, may be proposed.

And so would allow the local area to benefit both in terms of creating residential units generally and also in terms of affordability.

We would note that Queen's Community Award 1 was overwhelmingly in favor of this application, looked at the applicant who is a local business owner and has been a long time resident of the area.

And really was excited about the prospect of them remaining in the area and allowing them to redevelop the site.
