Council Member Tiffany Cabán and Attorney Richard Lobel discuss the development options and parking spaces for the 23-01 Steinway Street rezoning proposal. They explore the possibility of developing under MIH Option 1 and the potential elimination of parking spaces if the 'City of Yes' proposals are adopted.
- The applicant is prepared to develop under MIH Option 1 if the council modifies the proposal.
- The current proposal includes 9 parking spaces, but this could be reconsidered if zoning changes allow for a waiver.
- The applicant is open to exploring parking space elimination if the 'City of Yes' text amendments are adopted.

Again, you know, the application but being proposed is both MA, option 1 and 2.
0:32:49
And so, you know, despite the other conversations you have had or what you've heard from some other folks that my question is just simply, are you prepared to develop under MAA to option 1 if the counsel modifies the proposal to remove option to and ensure that deeper affordability?
Richard Lobel

Counsel member of the applicant is so prepared.
Tiffany Cabán
0:33:08
Okay.
0:33:08
Great.
0:33:09
And maybe I misheard this when we last met.
0:33:13
I thought the proposed development that you presented initially included a 6 space parking garage as opposed to the 9.
0:33:21
But but either way, the questions are the same that I asked of the previous project, you know, whether those spaces are required.
0:33:27
By the proposed zoning.
0:33:29
Is an additional question, is this the safe small enough to waive out of parking requirements altogether?
0:33:34
Did you consider fine for that special permit, which I imagine your the the thought process would be similar to the the last project.
0:33:41
And then, you know, finally, if if the the city of yes proposals are adopted as text amendments.
0:33:46
There would be no residential requirements at the FSI.
0:33:49
So if if that occurs before you begin development, would you consider eliminating the together?
Richard Lobel
0:33:54
Yes, council member.
0:33:55
It's my understanding that as currently proposed, the city of yes housing opportunity proposal would allow for a waiver of parking here.
0:34:02
And so that is something that the applicant would definitely consider.
0:34:06
There's different considerations which apply here.
0:34:08
It's really a very small number of spaces given the size of the lot.
0:34:11
But we would be happy to explore that in the event that the text is favorably inclined towards such waiver.
