I will tell you there's certainly a desire in the community for making sure that projects whether big or small are prioritizing the MA at option 1.

So the proposed development includes a relatively large I mean, it's with 41 part a space parking garage.

So I have a few questions, you know, I have a few questions based, like, pertaining to that, but just to provide a little bit of context.

And you mentioned that the ferry is a couple blocks away.

Also wanna mention that the 21st Street bus, the the express bus, is a couple of blocks away.

That bus obviously goes down to Queensbridge where you can catch the f.

There's the Crosstown bus the 5 minute bus ride down to the the NW.

So certainly, the transit is not limited to just the ferry over there.

It takes you either, you know, further downtown into Brooklyn or across the river into Manhattan.

So you have these 41 spaces that are allocated here Here are my questions.

Are are these parking spaces all required by the proposed zoning?

Did you consider applying for a special permit to remove the parking requirements?

And then finally, if the administration city of yes proposals are adopted, there would be no residential parking requirements at this site.

And so if that occurs before you begin development, would you consider reducing the amount of parking?

There's definitely a desire to reduce the amount of parking and even provide, you know, no parking.

But what we're showing is required zoning requirement minimum.

So the space is accessory to the r 2 or the minimum amount required for the remaining market rate units and the 11 accessories is the minimum for the commercial use In terms of special permit application, you know, the desires to start entitlements this year, construction starting in 2025 and wrapping up at the end of 2026.

So, you know, time unfortunately doesn't permit a special permit to, you know, reduce or eliminate parking even though that would be, you know, the desired development plan from the ownership group.

And and I guess the the other factor that we looked at is also pursuant to the city of yes proposals, there as, you know, we've kind of discussed together.

There is you know, a likelihood that there would be a parking reduction at the site given the current state of the amendments.

Although we don't have the final text to the extent that that did allow for waiver of parking or elimination of parking, we would be able to repurpose that space for other accessory uses.
