Eileen Miller speaks in opposition to the City of Yes zoning text amendments on behalf of the Bayside Hill Civic Association in Queens.
- The amendments will blur lines between commercial and residential districts, allowing manufacturing, salons, smoke shops and other businesses in residential areas
- Corner stores and higher density multifamily housing will be permitted on residential blocks
- One and two family zoned areas, considered the "American dream", will have their character and population density drastically changed
- Many current residents of lower density areas may leave for more desirable neighborhoods outside of NYC
- Existing infrastructure in many areas cannot support the increased densities
- Property taxes and values will likely decrease as a result

1 in 2 family zone areas comprise a small, a very tiny proportion of New York City, and they are the unique gems within the thriving metropolis that makes the city it is.
