First off, in terms of the concession I'm glad to hear about LaTerrat and that you're seeing an improvement there.

As you know, we recently just we did all of those contracts and Diker Beach included.

And so part of it's a 20 year agreement, and we'll be looking very closely at their ongoing operations and making sure that they are doing what they need to do to keep up the facilities.
