Just wanted just add a personal note here, which I've had the privilege of working alongside you in city council, and I find a few people understand the dynamic of land use and those sort of elected official considerations like you have, and I think that would be a tremendous asset to the city planning commission, which often And I'm just one of the reasons I think Cheer Garonic has done such a great job.

He really understands the balance of all those different factors and has sat in the position of being in in one end of the U LARP and certainly understands all the considerations that go into it.
