Thank you.
2:49:15
How does your team seek to weave this development into the fab of the existing purchaser community.
2:49:20
What benefits would this development bring to those already living there?
2:49:24
We can talk about retail community amenities.
2:49:26
You're planning to include or like the housing and parking being provided.
UNKNOWN
2:49:32
I think there's a, you know, a number of things.
2:49:34
1, we believe that this development will bring about improvements along Tremont Avenue and make Tremont Avenue this area that we've talked about 765 feet of of really dead zone along Parkchester.
2:49:52
We've in renderings that we've shown, we've identified location for restaurants with outdoor seating that would create areas where people could go and congregate.
2:50:02
We've planned for some community facility space we're open to adjustments in that depending on what the need is and what we, you know, and I think that's driven partly by the community and what what the community needs are.
2:50:14
So we're open to looking at potential uses within Parkchester.
2:50:20
You know, we've been a long term landlord for rain.
2:50:24
So we've operated a senior center in Parkchester for years.
2:50:28
We just built senior housing in Parkchester.
2:50:30
So we're committed to the greater community.
2:50:33
We've also been a financial supporter of the Newark within Parkchester for I don't know, 15, 18 years now.
2:50:40
So we're committed to giving back to the community and participating in the community recognizing that this development is separate.
2:50:48
It's not part of the condominium Association.
2:50:50
It will be capitalized and and constructed under HVDI lines, and we'll have tax credit investors that invest in the development, you know, because that's a requirement of capitalizing at that type of a development.
2:51:04
So
