Here we have a map of the area of the proposed zoning map changes The larger study area was further broken down into a series of sub districts to help structure the proposal and in recognition of unique goals and challenges, any of these areas.

These districts include a station adjacent sub area at Morris Park, where we propose a C44 district with an RA residential equivalent.

A transitional residential sub area meant to respond to surrounding lower density neighborhoods and where we propose mapping combination of R6a, R6 1, and R7 2 districts, a transitional mixed use area where we propose mapping full C43 and C44 commercial districts, which also have residential equivalents, a high density residential sub area near the future Park District of Venice Station where we proposed mapping in our 8 district R8x District Apologies.

Station adjacent retail area where we propose mapping a C24 commercial overlay to allow for a bit more retail near the Future Morse park station area, an automotive sub area where we propose a minor change in parking rags from the existing CA 1 to a CA 2 district.

To encourage transition over time to neighborhood serving retail uses in those areas.

And then finally, 1 large opportunity site at 1601 Bronkstell Avenue, where we proposed mapping an M1a industrial district and an R73 residential district.

Together, we believe these changes will help facilitate the development of vibrant mixed use cent district centered around new transit access in a way that is both respectful of the existing context, while also leveraging the opportunities for growth presented by this unique and historic addition of rail service in these neighborhoods.
