Questions about Baker Avenue development height and impact

Council Member Kevin C. Riley questions the development team about the proposed height and impact of the Baker Avenue project. The discussion focuses on how the 12-story development would fit into the existing neighborhood of 3-4 story buildings.

• The development team explains that the maximum height of 12 stories would only be reached on White Plains Road, with lower heights on other streets. • They are considering ways to reduce the impact on the community, such as setbacks and articulation of the buildings. • Reducing height significantly would likely limit the number of housing units that could be built.

I'm gonna start with Baker Avenue.
3:09:05
The zoning proposal for your site will allow it to 12 stories.
3:09:09
There's your team plan to develop to that height and how would that fit into a van that's neighborhood of largely 3 to 4 story residential buildings?
Nora Martins
3:09:19
Yes.
3:09:19
So the maximum would be permitted up to 12 stories, although that is the maximum height.
3:09:24
The base height, I believe, is only 65 feet.
3:09:28
So 6 stories, so that is, you know, significant setback before you can go up to the 12 stories.
3:09:34
Right now, we're still massing a potential development at this site.
3:09:39
I believe we will only reach the 12 story height on White Plains Road.
3:09:44
The highest the buildings would be on on the lower density streets, which is Baker Avenue and Garfield adjacent to those residential communities, would be 9 stories.
3:09:57
So there would be a step down.
3:09:59
And we're looking at, you know, after getting feedback from the community and from the councilwoman, how we can further reduce the height and the impact of any high on those communities.
Kevin C. Riley
3:10:09
Reducing the height, does that limit the units that you're able to have?
3:10:12
And do you know how machines that were limited to?
Nora Martins
3:10:15
Yes, typically.
3:10:16
So significant reduction would not be likely because it would reduce the number of units, but we're looking at how we can set the building back farther or articulate the buildings to make sure the impact is limited.
3:10:28
And as I said in my testimony, really concentrating the bulk of the development on White Plains Road.
