Good morning.
2:20:54
My name is Ken Fisher.
2:20:55
I represent the owner of 1880 East Tremont Avenue, which is the Intersection of East Tremont, Union Port, and White Plains Road.
2:21:07
We had the my client acquired the property in 2015.
2:21:11
It was a brownfield, and the current zoning doesn't really support any development on the site.
2:21:15
The site has been remediated.
2:21:17
It's cleared.
2:21:18
It's ready for construction.
2:21:19
Assuming that all of the pieces come together, most importantly, this re sounding.
2:21:24
Under the prior administration, we participated in some of the planning charrettes and subsequently engaged with the Department of City Planning, particularly the Bronx office.
2:21:33
We think they did a great job.
2:21:35
And then more recently with council member, Ferez, the land use staff and her staff to talk about the potential for the site.
2:21:45
1 thing that was clear through all of these Oh, and and I I should mention that we participated in the Council member's community forum a few months ago and specifically focused on what I'm about to share with you now.
2:21:57
This this site can be a a sense of place for the neighborhood.
2:22:02
We have 1 small request that that we've asked for modification.
2:22:07
I've given the sergeant Norm's testimony will submit it for the record, but I think this 1 graphic tells the whole story.
2:22:14
Under the height limit that was established in the proposed zoning, we get basically a solid wall along 1 side of the property.
2:22:23
If we're able to get a modest height increase to 215 feet, then it'll be able to have better urban design, a better experience for people using the public plaza that we intend to create, and again, advance the sense of place for the neighborhood.
2:22:38
Thank you.
