Council Member Riley outlines several modifications to the original proposal, aimed at balancing new development with the existing neighborhood context. These changes include adjustments to building heights, density reductions in certain areas, and the removal of some small rezoning areas.
- Reduction in density and height caps near Morris Park Metro North Station
- More contextual rezoning at 1601 Brockstell Avenue
- Removal of two small proposed rezoning areas to protect existing low-density homes

In the section of rezoning, that will be near the New Morse Park, Metro North Station, we are recommending less density in this area and cap in building heights.
0:03:38
This will still create an opportunity for the creation of much needed housing It will also allow the expansion of the medical campuses around Morse Park, which will provide more jobs while also being sensitive to the existing homes in nearby lower density areas.

Another modification we are recommending is to make the rezoning more contextual at 1601 Brockstell Avenue, one of the largest sites of the rezoning.
0:04:08
Here we must recognize proximity to lower density, home alone Van Ness and Pierce Avenue.
0:04:17
As a result, we are recommending a reduction in the maximum heights of the building that will front Bronxdale Avenue and allow slightly larger buildings on west of the site, which is closer to the new Parchester Van Ness Metro North Station.
0:04:34
This will provide a progression in density and height from the lower density homes to the east.
0:04:41
To the proposed higher density new residential area plan to the west of Bronxdale Avenue.
0:04:49
Moving over to the areas to be rezoned along East Tremont Avenue near the existing Parchester North And South condos.

Here, while we are while we are maintaining the proposed density proposed by the administration, We are recommending recommending to moderately increase the building's height to certain limits, areas to achieve better design and more amenities for the local community, such as an open space, additional parking, retail, and enhanced accessibility.

We believe these modifications will increase the quality of the new residential developments in this area, which should be a significant asset to the community.
0:05:33
Further, after careful study to the administration's proposal and close consultation with the local members, We are recommended the removal of 2 relatively small proposed rezoning areas to address potential impact to exist in nearby low density homes.

1st, we are removing the proposed rezoning of proposed r 6 dash 1 area at Stillwell And Eastchester Avenue between Seminole Street and Rhinelander Avenue.
0:06:04
2nd, We are removing a small area located where Seminoles Avenue And Tembroke Avenue Converge.

That That is disconnected from the other areas being rezoned.
