Council Member Avilés challenges the applicant's comparison of the 150 Mill Street proposal to the 40 Richards Street development. She argues that the comparison is incorrect because 40 Richards, while not in an IBZ, is primarily geared towards industrial manufacturing. In contrast, the 150 Mill Street proposal, located in an industrial business zone, suggests 75-80% office usage with only a small allocation for light industrial manufacturing.
- Avilés points out the difference in industrial usage between the two projects
- She highlights the discrepancy between the location (IBZ vs. non-IBZ) and the proposed uses
- The council member suggests that the comparison provided by the applicant team is not accurate and potentially misleading

Thank you.

So, you know, I guess I guess I'll just start by saying, you know, the comparison to 40 Richards is actually not a correct comparison because while that property is not in an IBZ, the majority of that building is actually geared towards industrial manufacturing.

So they are actually meeting a mandate that they currently don't have.

Whereas, we have the opposite.

We have a building in the industrial business zone who is proposing a 75 to 80% usage of office rate with a slight giveaway for light industrial manufacturing, which I still don't know.

So I I think the 2 examples that you provide are not quite right and slightly disingenuous.

So let's talk about, has this application changed at all since our first meeting in way long ago in 21?
