Ground floor layout and supermarket plans

The ground floor of the proposed building is designed to accommodate a supermarket and address the challenges posed by the adjacent highway. The layout prioritizes accessibility and safety for pedestrians.

  • The building is shielded from the highway, which is about 50 feet high adjacent to the site
  • The supermarket has entry and exit points on the corner and on Mill Street
  • An extra-wide sidewalk (about 20 feet) enhances safety and accommodates high foot traffic
  • A significant freight area is included to service both the supermarket and second-floor uses

We have all of this, you know, community space, which is on the Second Floor also.

So I'm just gonna walk you guys through quickly what what this thing looks like as of as of right now, and and then I'll kick it back.

So this slide that shows what we what we propose, the ground floor has deal with the fact that we're right right next to the to the highway.

So the highway goes about almost almost 50 feet over here.

So what we did was that we end up shielding the front of the building from from the highway, and then we end up with with some more normative office space up above.

So you can see that the building tops out at about a 145 feet.

We have 1010 floors, and it's currently contemplated as being office space from the 3rd floor to the 10th floor.

So this is not this is not like a speculative building.

This is something where, you know, people will be ready to move in very, very quickly.

So one one other very significant site site consideration is the fact that you are right right down the street from this spit 9 93 stop.

And you can see that there's this, like, there's this terminus to this axis going down going down mill that kind of passes underneath the highway.

So so we have So we had this condition where we have, you know, we have the office space which has to be shielded from from the highway, and then we have something where we could make some sort of urbanistic mark.

We reached out to DOT when it turned out that this that this pathway over here is actually something which is contemplated as being part of the future like improvement for the area.

So we thought, you know, this is great.

We can have this, like, this brand new sidewalk.

This nice thing that kinda leads into the building.

So so the focus was both on making this thing pop from underneath, underneath the highway, and also dealing with with the highway for the program up above.

So we have something which we think very, very strongly anchors the corner start something that we hope that we hope proliferates up and down the street, you know, which is to say that there will be retail fronting the street.

You know, you'll have you'll have some care and some with some consideration as to how how this thing works with with the street and adds adds adds up to the neighborhood also.

So you could see here that we have we have the building poking up above the highway.

At one point, we had something which was which was much more Polychrome, but we were getting advice to to tone it down just because it may be too too distracting because this is right right up against the highway.

So you could see that that we have the supermarket program here.

The way it's been set up, we have we have entry and and exit off of the corner and off of mill because we have an extra wide sidewalk over here.

So there's a bus station which is directly to the south of us, and then we have this very nice almost like twenty foot wide sidewalk that then goes out even even further.

So it's it's it's very, very safe, you know, very, very well well set up to receive a lot of people coming in and out.

And then off of off of Hamilton, you could see kind of in the distance you have the entry to the office spaces.

Right now, the supermarket gets gets much of the seller, and then everything else will be you know, storage space for the offices, bike bike parking, you know, stuff, stuff like this.

And there's a there's a tenant who has signed an LOI.

Typically, what happens with these projects is that we we do corn corn shelf for these projects, and then we will work with whoever they hire as an interior designer to kind of make this what they want.

So this was something that we had done based on some other supermarket plans that we've done in the in the past.

So, you know, I think I think this would this would work, but but I can't really attest to the final positions of these, you know, entries and exits, but it will be somewhere on this you know, thicker of the thicker sidewalk piece that you see over here on the right right side of the of the screen.
