Justification for the 250 86th Street rezoning

The presentation provides several reasons why the proposed rezoning is appropriate for the area.

  • 86th Street is a 100-foot wide major thoroughfare that can handle additional density
  • Current R3-2 zoning is unproductive for a wide street (FAR of 0.5 for residential, 1.0 for community facility)
  • Proposed R6B zoning would allow for a modest increase in density (FAR of 2.2)
  • Existing R6B zoning adjacent to the proposed rezoning area supports the change
  • Proximity to subway system (two blocks east) provides good transportation access

Next site is the area map, which I think well demonstrates why the rezoning is appropriate.

86th Street here is an a wide street and a 100 feet wide and extra wide street and a major thoroughfare in the area and can easily handle handle the additional density.
1:46:22
The existing r 32 is is a very is not really productive for a wide street given that the residential FAR is only 0.5 community facility FAR is only 1.
1:46:33
In addition to that, there exists an R6B adjacent to the proposed rezoning area.
1:46:38
This would merely be stretched to cover the site and these other sites, as well as the subway system, which is exists two blocks to the East 1 4th Avenue.
1:46:46
So transportation in the area is good.
1:46:48
The wide street condition supports the modest additional density, which would be allowed pursuant to the R Six B, which would be currently a 2.2 f a r.
