Justification for the 250 86th Street rezoning

The presentation provides several reasons why the proposed rezoning is appropriate for the area.
- 86th Street is a 100-foot wide major thoroughfare that can handle additional density
- Current R3-2 zoning is unproductive for a wide street (FAR of 0.5 for residential, 1.0 for community facility)
- Proposed R6B zoning would allow for a modest increase in density (FAR of 2.2)
- Existing R6B zoning adjacent to the proposed rezoning area supports the change
- Proximity to subway system (two blocks east) provides good transportation access
