  • Balconies facing south to create an attractive office environment and provide shading
  • A setback at the 6th floor to reduce the building's impact on the streetscape
  • Rooftop space potentially available for community use
  • The building's height and placement may help shield the local area from highway-related pollution

It's very, very difficult on on such a small site to fit everything in there.

So this is the 3rd Floor, and this is the typical 3rd through 5th Floor.

You could see that we have we have balconies here facing facing south, So this is also something we're we're not just presenting this this, like, blank face of the neighborhood.

We have some nice balconies.

We think it'll make it a much more attractive office office space.

And it also functions to to shade everything from the from the south.

So then if you keep going up, you can see that there's a setback.

We have the setback at the, I think, 6 floor, and then the building proceeds up.

And We have a nice rooftop, and we've been talking to local groups also about the use of the rooftop.

So maybe that's that's something that that could also be part of what what we're offering to the community.
