This chapter provides an overview of the rezoning area's location in Astoria, its context within the community, and the current conditions of the development sites.
- The rezoning area includes two development sites owned by the applicant
- The area is well-served by public transit, including subway and multiple bus lines
- The sites are currently underutilized, with one being a vacant former catering facility and the other used as open parking
- The area is near Astoria Park and within a transit zone

Just to orient everyone to the site, we're located in Astoria within community district 1.

The rezoning area is includes 2 development sites that are owned by the applicant, 1 Along 21st Street, which is the former Ricardos by the Bridge Catering Facility, and Across the Street, which is currently used as open parking and used to be the former Riccardo's parking site.

So they're both predominantly underutilized sites in this area, really excited to revitalize and bring new housing and ground floor.

Commercial activity to this area, especially along this 21st Street corridor, which is an active corridor within Astoria.

Just to give you an overview of the area, the area map shows just just north of the site has an R Sevena map.

It's just south of Astoria Park, which is an enormous 60 acre park with both passive and active resources for the community.

And, also, it is located within the transit zone, good, well served by transit here, there the NW is in a block, walk away, but there is multiple buses, Q69, Q100, Q19M60 that all serve the area.
