So this project goes back to 2016 when we first met with city planning, and to the south within the specimen Hattonville mixed use districts are a c 6 1 and a c 6 2.

Originally, we went with an r 8, which is the equivalent a C62 equivalent, and we had presented a 14 story building.

And the feedback at that time was that it's gonna completely block the sight lines to the west to the river.

So we lowered the height below the the riverside drive to seventy one a half feet as we are right now to seven stories and the the maximum floor area we could fit in that was a 4.6, and that is consistent with the c 6 dash 1 to the south, which is a r 7 dash 2 equivalent, and that's what we're seeing.
