The development site is located in Coney Island, fronting Surf Avenue between West 19th Street and West 20th Street. It is currently a parking lot and houses a New York City Health and Hospitals Medical Center, which will be relocated.
- Site is well-served by transit, located three blocks from the Coney Island Stillwell Avenue subway station (D, F, N, Q trains)
- Multiple bus lines also serve the area
- Current use includes parking and a medical center to be relocated
