Council Member Kevin C. Riley asks about the breakdown of unit sizes and average square footage for each unit type in the Brooklyn Yards project. Rachel Scall from Cozen O'Connor provides details on the current unit mix and potential changes under consideration.

  • Original plan: 270 units with 40% 1-bedrooms and 60% 2-3 bedrooms
  • Considering reducing 1-bedrooms and adding 4-bedroom apartments, resulting in about 242 units
  • Proposed new mix: 23% 1-bedrooms, with 2, 3, and 4-bedroom units making up the rest
  • Changes reflect the need for larger family-sized units in the neighborhood

Can you provide a breakdown of the unit sizes and what is the average square footage for each unit type?

So in our application, we are looking at a mix of units, 270 units that were about 40% 1 bedrooms, and then a 60% mix of twos and threes.

Since then, we have had conversations about reducing the number of one bedrooms and adding 4 bedroom apartments.

That, of course, does bring down the overall number of units to I think it's approximately 242 units, but it would include 812 Bedrooms, 853 Bedrooms, 214 Bedrooms, and only 23% of the units were 55 would be one Bedrooms.

That really reflects the large family sizes in this neighborhood and the type of housing that's needed, but we have not made any definitive decision yet because obviously with 270 units that does produce more housing and more affordable housing versus the 242 with the larger unit sizes.
