And, I mean, I and I hear you and I I sense a bit of shift of burden towards the city agencies, but I would argue that CPC also has a responsibility to ensuring and envisioning pathways to homeownership when especially when developers are coming to CBC because a lot of times when they come to me, they say, well, we've gone in with this as an idea.
0:29:28
And here's what we got back in terms of how we get prioritize.
0:29:32
So CPC is shaping the outcome of these applications Mhmm.
0:29:36
And it may not be an alignment of what the community necessarily wants.
0:29:40
Right.
0:29:40
At the end of the day, it's looking to rightfully build housing, which we need, and I'm in support of but it it it unfortunately does not take into account the type of housing that is needed where you people want pathways to homeownership, being able to afford it because being able to have the the mixed household incomes is important too because we have people who are civil servant workers that don't make low enough for deep affordability, but don't make enough for market rate.
0:30:12
How do we address that?
0:30:13
And then, again, the going back to the resiliency and the climate change that exists today is not even, like, in the future anymore.
0:30:21
It's here.
0:30:22
And I think CPC has a role to play, ensuring our infrastructure, is future proof.
0:30:28
So, like, sitting then approving the city of yes, but knowing that the infrastructure is not gonna support certain development.
0:30:36
I think CPC missed an opportunity.
0:30:39
To be able to make those modifications, but it now shifts the burden onto the council.
0:30:48
Mhmm.
0:30:48
But it is refreshing to hear your perspective because I do get a sense that you do look at it in a granular way like that.
0:30:55
And so, you know, hope likely, you'll be repointed, but I hope that you're taken in these comments as you move forward in that role and working closely with the council members too because we're on the ground.
0:31:10
We're talking to the community boards and the members of the community so that it's not that we have to wait till it gets to the council to address these things.
0:31:19
It could be addressed And then we could continue to move that needle when it gets to the council stage of this conversation.
