David Rosenberg provides a breakdown of unit numbers under different zoning scenarios. An as-of-right condo development would have about 168 units, while a hypothetical development with universal affordability could have around 230 units.
- As-of-right condo development: ~168 units
- Hypothetical development with universal affordability: ~230 units
- Developers believe the universal affordability scenario is unlikely
- As-of-right development would have no affordability component

Thank you.
0:34:49
And what would the size of an as of right development be.
0:34:55
If you could just run through, like, how many units that will be.
David Rosenberg
0:34:57
Yeah.
0:34:58
So and as of right, a condo development would be about 168 units.
0:35:04
Old condos with City of Yes, a hypothetical development.
0:35:08
I think when city planning ran the numbers as part of it would be with universal affordability would be something like 230 something developments, but we believe that such a development is not likely.
Crystal Hudson
0:35:20
You believe that such a development with the as of with the city of yes
David Rosenberg
0:35:25
is not Exactly.
0:35:25
Exactly.
0:35:26
Kind of a development.
0:35:27
We think that regardless of what happens with city of yes, the most likely development with absent of rezoning is about 165 to 170 condo units.
Crystal Hudson
0:35:39
Okay.
0:35:39
Thank you.
William Wallace IV
0:35:39
With obviously no affordability.
Crystal Hudson
0:35:42
Understood.
0:35:42
And would that development, wouldn't as of right development cast any shadows onto Brooklyn Botanic garden?
0:35:50
Yes.
0:35:52
Okay.
0:35:53
And sorry, I'm just doing some math here, but I'll ask my next question.
0:36:03
Okay.
0:36:04
Okay.
0:36:05
Can you just explain how the as of right development would cast shadows on the garden that My last question.
David Rosenberg
0:36:13
So the as of right development today has a maximum building height of 75 feet, plus an additional thirty five foot allowance for bulkheads, which would put the maximum height of the building at about 100 and if my math is right, 110 feet.
