Council Member Crystal Hudson asks about ideal development scenarios for the site near the Brooklyn Botanic Garden. Rowan Blaik discusses the garden's preferences for development.
- The 10-degree option is close to what would be allowed as-of-right under current zoning.
- The garden's ideal scenario would be the current as-of-right development, which would have the least impact on the garden.
- Blaik acknowledges that the 10-degree proposal allows for additional floor area ratio (FAR) and units compared to as-of-right development.

Thank you.

And then I know you all are not in the housing business, but can you just talk a little bit about an ideal development scenario on this site as of right versus this 10 degree plan option?
Rowan Blaik

The 10 degree option as we understand it is very close to what would be as of right under the city of yes.
1:14:41
And as we've mentioned, the ideal situation would be the current as of right.
1:14:52
It would lead to it would lead to an increased shadow impact, obviously, because, you know, those lots some of those odds have remained vacant for for a long time.
1:15:03
And so, yes, they would be.
1:15:05
And so, you know, our aim would be something that would be as close to that as possible.
1:15:10
Obviously, as you mentioned, you know, we're not planners, we're not architects.
1:15:15
It seems that their 10 degree proposal does allow them additional SAR and additional units.
1:15:24
If they kept the overall envelope as close to as of right, that would be what we had always thought we would be neighboring and basing our collections and their needs on.
