David Rosenberg presents the 962-970 Franklin Avenue rezoning proposal, highlighting its potential as the first residential union BFO (Built, Financed, Operated) project in New York City. The development, as modified by the City Planning Commission, would create a mixed-use building with 355 dwelling units, including affordable housing and retail space.
- The project would yield approximately 284,947 square feet of mixed-use development
- 106 units would be permanently income-restricted under the MIH workforce option
- The building would be 10 stories with a step-down in the rear along a 15-degree plane

355 dwelling units, of which 106 would be permanently income restricted per the NIH workforce option through a modification that we are requesting from the city council, approximately 8500 square feet of retail space, parking for 20% of market rate units per ace special permit, which would result in a ten story building with a step down in the rear along a 15 degree plane per a zoning tax amendment that's proposed with this.
