William Wallace IV and David Rosenberg discuss potential uses for the proposed ground floor commercial space, emphasizing a focus on neighborhood businesses and community-based franchises. They express openness to working with the council member's office on finalizing plans.
- Focus on neighborhood businesses and community-based franchises
- Approximately 8,500 square feet of retail space planned
- Plans are not finalized due to project timeline and uncertainties
- Developers open to discussions about community facilities
- Previous iterations of the project included more commercial and community spaces

That is a complete work in progress.
0:57:20
We have always attempted to have this focused on neighborhood businesses, community based franchises, creative things like that.
0:57:28
We have to see what the final iteration is and continue that focus and hopefully work with your office to make that happen.

Have you had any conversations or reached out a community board 9, the borough president, or other stakeholders for input?
William Wallace IV
0:57:44
We have met with the community board repeatedly, one of the reasons why we retained the 20% was that there were 2 major focuses from the community board.
0:57:53
1 was Jackie Robinson.
0:57:55
We had a community forum.
0:57:56
I think one of the your staff people was there.
0:57:58
Got feedback what we would do, and the second was what David said that in Crown Heights, they still want the parking.
0:58:05
Parking would not have an appreciable impact on the finances, but whether we have parking that again is up to the city council.
Crystal Hudson
0:58:12
But no requests for consideration specifically pertaining to the ground for commercial space.
William Wallace IV
0:58:19
We have had discussions indicating that's what we intend to do.
0:58:22
Have not gotten far enough until we have a project to make that happen, which is why I look forward to working with your office to facilitate that.
0:58:29
I know you have a business background and always appreciate the need for community based businesses, job creators, and we'd like to have that as part of our project.
Crystal Hudson
0:58:39
So businesses not necessarily like a community facility or or anything
William Wallace IV
0:58:44
like that.
0:58:44
Open for discussion.
David Rosenberg
0:58:45
Yeah.
0:58:46
And I I'd say that with the previous iteration of the project, there was a lot more discussion around that.
0:58:51
There was more of those spaces.
0:58:53
There were more commercial spaces.
0:58:54
There were community spaces.
0:58:56
We've had those discussions.
0:58:57
Obviously, that project did not move forward.
0:58:59
We've now been in this iteration of the project for the better part now of over 2 year more than 2 years.
0:59:05
And then we have to build a product.
0:59:07
We're now dealing with approximately 8500 Square Foot retail space.
0:59:11
That realistically is not going to be ready for another 3 years if approved.
0:59:17
And so, especially if we you know, it'd be one thing to lock in a multinational someone in as a tenant this far out, but to have a community business, it's a bit premature to have that discussion.
Crystal Hudson

Thank you.
William Wallace IV

Thank you.

Thank you, Casimir Hudson, for your question, Casimir Brea.
