David Rosenberg explains that an as-of-right development would cast shadows on the Brooklyn Botanic Garden. The maximum building height under current zoning would be about 110 feet, including bulkheads.
- As-of-right development would cast shadows on the Brooklyn Botanic Garden
- Maximum building height under current zoning: ~110 feet (including bulkheads)
- The proposed R7D building would be lower than the as-of-right development
- The rear wall of the building drives shadow impacts on the garden

So the as of right development today has a maximum building height of 75 feet, plus an additional thirty five foot allowance for bulkheads, which would put the maximum height of the building at about 100 and if my math is right, 110 feet.

And the lawyers that don't trust my math ever.
0:36:32
But at that and that wall in the back of the building located under the which would be about 20th alright.
0:36:41
As for today, 30 feet from the rear lot line, the as proposed, the building would actually the R7D building would be lower than that.

And that wall in the back of the building is what drives the shadow impacts on the garden.

Okay.

Thank you.

I am not a lawyer, but I'm also not a mathematician, so also maybe don't trust my numbers, but that's why I got out my trusty little calculator.
0:37:08
I just wanna confirm, and I'm just trying to understand and pick the picture of the actual change in unit numbers and what that actually means and looks like.
0:37:19
So from r 8a to r 7 d, it looks like the unit number change is a 120 units, whereas the the delta between r 7dandr7a is only 36 units.
0:37:43
Yes.
0:37:43
And then as of right, the delta between the r 7a and and as of right would be a 149 units.
0:37:55
And so the change of 36 units, the reduction of 36 units from R70 to R7A is smaller.
0:38:08
Than the number of units as of right to R7D.
