Gui Marques, a homeowner from Staten Island, expresses mixed feelings about the City of Yes proposal. While agreeing with some aspects, he voices concerns about the lack of community involvement and the potential for unchecked development in R1 and R2 areas.

  • Concerns about developers outbidding families for properties and driving up prices
  • Worries about doubling housing capacity in neighborhoods that can't support increased density
  • Urges the council to revisit ADU and R1/R2 impacts in the proposal
Gui Marques

can.
9:29:20
Alright.
9:29:20
Thank you so so much.
9:29:21
Sorry.
9:29:21
I didn't get a chance to unmute fast enough.
9:29:23
My name is Guy Morkeys.
9:29:25
I'm a homeowner in Staten Island.
9:29:27
I wanted to echo what a lot of folks have said, what I personally like, move out say that I do agree with a lot of what is in the city of yes proposal, but there are many things that I personally, as a member of this community here, cannot get passed.
9:29:45
And that's it is I'm echoing the sentiment from this community that we feel we are not being brought to the table in this discussion that too much power is being seeded to developers.
9:29:57
And that this sentiment in this community, which I also feel, is that there won't be just a little bit of development in our our 1, our 2 areas, because there's no safeguard against developers coming in and building Willie Nilly in every single garage in the area.
9:30:15
Your odd basement attic and so forth already now in our area, and I'm sure it happens in Queens and in the Bronx and those in these R1 or R2 areas.
9:30:25
Anytime a home goes on the market, developers are swarming with cash offer for the outbid families.
9:30:32
So
Charles Ny
9:30:33
if
Gui Marques
9:30:33
I don't see anything in City of Yes, it's gonna stop that from even getting worse and making driving up prices in these areas just for the development property.
9:30:43
So, again, I echo that absent something like that to prevent the ex escalation of costs due to developer over bidding.
9:30:54
You save guards against every single garage in in this in our 1, our 2 areas becoming an apartment and and doubling the housing capacity of this neighborhood.
9:31:03
And, again, doubling housing capacity sounds good, but this neighborhood cannot support doubling the the the density.
9:31:10
It just won't happen.
9:31:11
This is not an area served by transit.
9:31:13
So, again, I urge the council to potentially revisit some of these ADU, these R 1 and R 2 impacts in order to, as they say
Shaun Abreu
9:31:22
Thank you very much.
Gui Marques
9:31:24
All incremental amounts.
9:31:25
Thank you, everybody.
Shaun Abreu
9:31:25
You got it.
