Henry Euler, representing the Auburndale Improvement Association in Flushing, Queens, testifies against the City of Yes proposal, particularly focusing on concerns about Transit-Oriented Development (TOD) and its potential impact on community character. He expresses skepticism about the likelihood of affordable housing being built under this plan.
- Euler argues that TOD would lead to out-of-character development along the Long Island Railroad corridor in his community.
- He suggests that real estate industry interests, who he believes developed the proposal, are more interested in market-rate and luxury development than affordable housing.
- Euler implies that the influence of real estate developers on political campaigns may affect housing policy decisions.

Hey.
11:37:46
My name is Henry Euler.
11:37:48
I'm the president of the Orbital Improvement Association.
11:37:52
In Flushing Queens.
11:37:55
Hope we extend it to Western Bayside.
11:37:59
We are against the city of Guess.
11:38:02
And we're very upset about the transit oriented development part We think that that we're that we have the Long Island railroad going through our community.
11:38:16
And it, you know, goes from Broadway Flushing to Albany to Bayside to Davison to Little Neck.
11:38:23
It's a big, long stretch, and each station goes a half a mile radius around where there would be extra development because of TODs.
11:38:36
And, you know, we wouldn't mind if the construction was contextual.
11:38:45
I don't think people would mind that, but this is where they're going to build up.
11:38:50
And closer together, and it's totally out of character with the community.
11:38:54
So we're against that.
11:38:56
Now, you know, the CVS housing opportunity was developed by the people in the real estate industry and the ones that are pro development.
11:39:09
And these people are not gonna do anything about affordable housing.
11:39:14
I'm afraid.
11:39:17
I think they they don't wanna do it because it's not that profitable.
11:39:21
They like to do market rate and luxury rate development much better.
11:39:28
So the people who want affordable housing, they're gonna have to work very hard to change the way things are done in the city.
11:39:36
Of course, the building the real real estate people are major contributors to the different campaigns.
11:39:45
And they work closely with the elected officials, ma'am.
