Tyler Baldwin, a resident of Astoria, testified in support of the City of Yes for Housing Opportunity proposal. He argued that the proposal would help build more housing throughout the city, addressing population decline and prioritizing families. Baldwin cited Astoria's recent housing development as an example of how increased inventory can moderate rent growth.
- Baldwin highlighted Astoria's 47.1% increase in rental inventory, which led to a lower rent growth rate (5.5%) compared to the rest of Queens (11.1%).
- He described the current housing situation where many of his friends share apartments with multiple roommates due to financial constraints.
- Baldwin emphasized the need for more single-unit housing options to allow individuals to live independently while also providing larger units for families.
- He urged for the passage of City of Yes in its fullest form, warning that any cuts would decrease the viability of future projects and limit housing choices.

Hello.
5:04:04
Thank you for hosting this hearing today regarding city of yes.
5:04:07
New York City is at a critical juncture, either continue with population decline or rebuild and prioritize booking families within all city.
5:04:14
By voting yes on city of yes, we can help build a little more housing throughout the city.
5:04:18
I currently reside in Astoria, a neighborhood that has experienced substantial housing development in recent years.
5:04:24
According to Street Easy, Astoria's rental inventory has surged 47.1% year over year while rental prices have increased 5.5%.
5:04:33
While 5.5% may appear significant and it it represents nearly half of the rent growth absorbed in the rest of the world, which stands at 11.1%, notably a story as the only queen's neighborhood to rank among the top tenant rental growth.
5:04:47
Went to inventory 12.
5:04:49
Many of my friends live in many of my friends reside in 2 or 3 bedroom units with roommates, sometimes accommodating up to 6 individuals to apartment.
5:04:57
Many of them would love to live alone but cannot due to financial constraints that prevent them from affording studio 1 bedroom units independently, increasing the availability of single unit housing options when neighborhood number individuals to obtain independence while simultaneously providing larger units for family.
5:05:14
I support City of Yass, and I hope that it passes in the fullest possible way by cutting any critical importance.
5:05:21
Any cutting anything out of City of Yass will significantly decrease the viability of future projects and just and decrease the substantial choices that CBBS obviablis.
5:05:34
Thank you so much.
