Council Member Marte questions Commissioner Molina about capital improvements and space considerations for the proposed DFTA relocation to 14 Wall Street. Molina explains that the deal is turnkey with no capital improvements required.

  • The 14 Wall Street deal is described as turnkey, with DFTA using the existing space layout and furniture
  • Only minor touch-ups may be needed, with no capital costs to city taxpayers
  • The usable square footage at 14 Wall Street is just over 80,000 square feet
  • DCAS is considering the trend of remote work in their space savings initiatives

Are there you said you mentioned I wanna be correct.
0:49:08
There's no capital improvements at 14 Wall Street.
Louis Molina
0:49:11
There is none, and it is a turnkey deal.
0:49:14
So they're moving in the Department of Aging, and we'll be using the existing space.
0:49:20
As it is laid out to include the furniture.
0:49:22
There might be some minor, small touch ups that have to be done, but is not at any capital cost to the city taxpayers.
Christopher Marte
0:49:30
And is Fourteen Wall Street a larger office than Tulafia?
Louis Molina
0:49:37
I don't know the square footage off the top of my head of 2 Lafayette.
0:49:40
I just know that the usable square footage that we will be using at 14 Wall Street is just over 80,000 usable square feet.
Christopher Marte

I mentioned that because, as we all know, a lot of office workers now work remote, and many don't go to the office 5 days a week, especially when a lot of these estimates about who's gonna use the space and how long they're gonna be used.
0:50:03
So hopefully, it's a smaller space because then there wouldn't really be any reason to make this massive move by the agency.
Louis Molina
0:50:13
Well, I don't I wouldn't describe it as a as a massive move.
0:50:16
I think that, you know, we've relocated agencies many times, expanded agencies if that was needed.
0:50:23
And of course, with our space savings initiative, we are taken into consideration the fact that we have individuals that work for the city that are now working, teleworking, 2 days a week, and take that into consideration to be able to downsize square footage that is needed.
