The 438 Concord Avenue project incorporates a diverse mix of uses, designed to serve various community needs and create a vibrant, multifaceted development.
- 7,610 square feet of light manufacturing space for makers, artists, and 3D printing
- 33,300 square feet of commercial retail space, potentially including a supermarket and bank branch
- 25,000 square feet of commercial office space, including MyHub Studios for local artists and professionals
- 6,610 square feet of community facility healthcare space
- 95,000 square feet dedicated to residential use

The building itself, in addition to residential, would contain 76 100 square feet, plus or minus of light manufacturing space for light manufacturing makers, artists, 3 d printing, etcetera.
