The presentation concludes with a justification for the proposed zoning changes at 438 Concord Avenue, demonstrating its appropriateness within the context of the surrounding area.

  • Surrounding area includes R6, R7, M1-2, and M1-3 zoning districts
  • Proposed 5.6 FAR is consistent with nearby districts allowing 4.8 to 6.5 FAR
  • Similar R7D district exists across Concord Avenue, approved by the council in 2021
  • Project aims to actually build, not just rezone, addressing community needs
  • Strong support received from the local area and the Bronx Borough President's office

Thank you.
2:23:22
To close, if you can just advance the slides to the, zoning map, which just demonstrates exactly why, we feel from a zoning standpoint, the proposed r seventy is appropriate here.
2:23:36
And then we're gonna go to the area map in a moment.
2:23:38
But you can see in the general area of the site, there are r six zoning districts, r seven zoning districts, m 12 at the site and m 13.
2:23:47
What does this mean?
2:23:48
Our 6 districts allow for a maximum floor area ratio of 4.8 close to 5.
2:23:53
Our 7 districts, including 1 immediately to the north of the property, allow for, greater of, a 4 point o, with quality housing and greater with inclusionary housing.
2:24:03
So, we already have floor area ratios that exceed 4 to the north of the site, as well as the existing m 12, which allows for a 4.8 f a r.
2:24:12
And to the south to the south and southeast of the site, an m 13, which permits a 6.5 f a r.
2:24:18
The proposed 5.6 f a r here is entirely appropriate, given these larger, fluoride ratios available around the site.
2:24:25
And I would close just by looking at the area map, which is 2 slides ahead to demonstrate that there is an r seven d district, much like we are asking, immediately across Concord Avenue.
2:24:37
This was zoned, approved by the council in 2021.
2:24:41
There's been no development there.
2:24:43
And so the idea with this building is that we're not interested in a rezoning.
2:24:47
We're actually interested in a built project.
2:24:49
And, we're very excited about the fact that we've gotten great support within the local area.
2:24:54
The the tremendous support of the Bronx borough president's office and our offering of development, which not only allows for job generation over 200 jobs created, but also in terms of the housing, allows for units which have washers and dryers in each unit, which have 80% of them with balconies.
2:25:11
This is, really a model in terms of a multifaceted, multi use building.
2:25:16
And with that, the applicant's happy to answer any questions.
