Proposed zoning actions for the 2185 Coyle Street development

The applicant is seeking two main zoning actions for the 2185 Coyle Street development. These actions involve changes to the existing zoning districts and the establishment of a Mandatory Inclusionary Housing (MIH) area.

  • Proposal to change existing R4/C1-2 to three different zoning districts: R6A/C2-4, R7A/C2-4, and R7X/C2-4
  • Zoning text amendment to establish an MIH area with Option 1
  • R6A mapped along Bragg Street (narrow street), R7A along Coyle Street (wide street), and R7X along Avenue V (wider street)
  • Zoning changes align with recent rezonings in the area

As you can see from the slide, the r six a is mapped along, Bragg, I blanked there for a second, sorry, which is a narrow street.

Coyle is a wide street that's an r seven a, and Avenue V is a wider street and that's an r seven x.

We're not including the frontage on Avenue U, but we go within a 100 feet of Avenue U.

As you can see to the west side of Coyle, there was a recent, rezoning to r 6 a and on Avenue V, there was a rezoning to, r 7 d.

Just to show you what's been approved, the next slide shows the west side of Coyle that that was rezoned to r7, r6 a.

The community when actually, just to digress for a second, we met with the community board, even before we met with city planning.

And their two concerns were height and parking.

And they also didn't want us to, repeat this urban design where you had a very long, unarticulated building.
