So I think everyone is familiar with, the blocks along First Avenue in this part of Kipps Bay.

There's really a dearth of, retail activity, surprisingly, considering the number of residents that live in this area as well as the workers at, you know, health and hospitals Bellevue, NYU Langone, and other places.

So we really want to attract, a number of different retail tenants that will be open, throughout the day and then into the evening as well.

I am also happy to share that as part of the health and hospitals Bellevue, leasehold within the First Avenue building, they also will have healthy concessions, a healthy concessions cafe.

So definitely a range of programming, but really trying to improve and increase the retail offerings in this community, and throughout the day and into the evening.
