I am a professional engineer in New York and New Jersey, but no relationship to the Herald in the proposal.

However, much like the, Maglioc Magliocco family, My extended family has maintained a long term presence in the area, in our case, over a 100 years.

My comments this afternoon are presented in the context of my community interest and my desire to express my opinions and observations.

Regarding the prospect daily rezoning, I encourage New York City Council and council member Hanif to approve the Arrow Window proposal as submitted without hesitation.

It's my opinion that the development underly undeniably presents a well thought out transition from the present industrial occupancy to an elegant residential accommodation serving the community needs for increased housing at affordable rates.

The renderings presented as part of the ULAR proceedings are intuitively appealing in my opinion.

So much so that I applaud the design team's creativity.

I also think that the proposed design fits well within the context of the surrounding and existing adjacent 3 story residential buildings, as well as the surrounding area.

The extent of the rezone parcels is conservative, okay, and and affords the opportunity for further housing initiatives, but I think that that's unlikely to become part of this development.

I don't think that they're that that the 9 properties were gonna be converted to high rise.

Compared to other other residential construction on this section of Prospect Avenue, directly across the street, The Arrow proposal is an obvious enhancement to the street's presence.

For that matter, considering the aesthetics of the proposal, the physical relationship to nearby community services, and close by amenities, the proposal at hand achieves New York City's goals for increased housing in a very significant in every significant facet and in a manner that is difficult to challenge in a productive manner.

I urge New York City Council and Council Member Hanev to take advantage of this very unique opportunity to benefit the community before it slips away.
