0:03:50
The proposal seeks to develop a mixed use residential building with a supermarket in Sheepshead Bay.
0:03:56
The proposed development will have over 400 apartments, and between 20 to 25% will be permanently affordable.
0:04:05
The proposal consists of 2 actions.
0:04:08
The first is a zoning map amendment to change an existing R 4 residential district to a set of a higher density contextual residential district, R 6 A, R 7 A, and R 7 X with a c 2 dash 4 commercial overlay.
0:04:28
The second action is a zoning text amendment to map a mandatory inclusionary housing area over the rezone area.
0:04:36
We are recommending modifications to reflect the actual height of the proposed building and to ensure the bulk the project matches receipt excuse me.
0:04:47
The bulk to project matches recent rezoning along Cole Street and Avenue V.
0:04:53
The modification will replace the requested r 7 a district with an r 6 a district along Cole Street and the requested r 7 x district with an r 7 d district along Avenue V.
0:05:07
Under these revised districts, the proposal would still generate over 400 apartments and be able to contain a supermarket.
0:05:16
The other modifications we are recommending is to remove option 2 and add the deep affordability option.
0:05:24
This will make 20 to 25% of the proposed apartments permanently affordable.
0:05:29
The deep affordability option will restrict the affordable apartments to families making up to 40% of the area medium income, which is approximately 62,000 for a family of 4.

I'm gonna now, give the floor to council member Narcees to get some remarks on this project.
