The proposed rezoning would establish an R6A C2-4 zone, replacing the existing R4A C1-3 zone, and establish a Mandatory Inclusionary Housing (MIH) area with options 1 and 2.
- The current R4A zoning does not permit multifamily housing.
- The R5B zone running along Fourteenth Avenue immediately south of the rezoning area is one of the few parts of College Point where multifamily development is currently allowed after the 2005 rezoning.
- The new zoning would allow for higher density and mixed-use development.
