I wanna take a moment to thank, the Tenant Association, president Arturo Miranda, Northwest Bronx Community Clergy Coalition, the Legal Aid Society for their advocacy of the residents at two 2201 Dash 05 Davidson, the HPD team, of course, our planning and land use division, and my director of land use policy and budget, Ben Ratner, for their work on behalf of this building.

Twenty two zero one dash o five Davidson owes $28,000,000 in municipal arrears, has nearly 600 open HPD violations, nearly 90 DOB violations, 60 health violations with persistent issues of mold, water damage, including collapsed ceilings, structures, and vermin.

Needless to say, these living conditions are unacceptable.

In time after time, hearing after hearing, HPD says that agencies use code enforcement tools to the full extent of the law to keep New Yorkers safe within their homes.

Yet in the case of this property, up until very recently, the city was failing residents with inaction at the hands of negligent ownership.

We're talking about the alternative enforcement program, seven a, underlying conditions, and even previous rounds of the third party transfer program.

But this is why is precisely why when I took office, I petitioned to reactivate TPT proceedings against this property.
