So the the the first step is that every January 30, analysis is done where two fifty buildings that meet certain conditions around the violations, the amount of emergency repair that we're doing.

You know, simply buildings and portfolios that are struggling the most are put into this enhanced program.

A coordinator is assigned to that building, both owners and tenants are notified of this work and there's a four month period where there's an initial set of engagement, extra oversight.

We are pushing to see them drill down and not only do the work but also certify that the work is complete.

They have to demonstrate to us that they've done it correctly.

At the end of that period, if they have not done that, there's an order to correct that goes out where their failure to make those corrections does increase in both the monetary penalty that's assigned to it.

And we have, so the targeted staff, sort of work list and the workout plan that they have to address plus at the end of that if they can't They have to get permission to leave the program.

If they can't get permission to leave the program there's an order to correct that comes with increased penalties and fines.

And to your point, yes there are buildings that continue leave the program and deputy commissioner if there's additional findings because we issue a report out to the council every year that talks about both what we're seeing and recommendations moving forward.

You have until the May basically to try and get out of the program before you get the order to correct and the fees that automatically come with being in the program.

And I would just say that since as of 01/31/2024, HPD has imposed about $27,300,000 in AEP fines.

Examples of what they see once they pass that four month period is a $500 per dwelling unit cost on building wide inspections.

For inspections having to do with sea violations, it's $200 per complaint that comes in.
