I've got to say, to me, I think the glass is half full and that we are really excited about getting to a place where we will be a less than 3% vacancy rate and getting to ideally 0% vacancy rate.

Also I want to acknowledge that you know we did not have any program to eliminate the gap measures taken with us this past fiscal year so that's something else I want to acknowledge our folks at OMB as far as things that the glasses have full here and we appreciate what we've got so we can go out and grind.
