The site is currently in a split zoning district, with part zoned as C8-2 and part as R6/C1-3. The proposed rezoning would change the entire site to C4-4D, allowing for a mixed-use development with residential components.

  • Current zoning: Split between C8-2 (southern portion) and R6/C1-3 (northern portion)
  • C8-2 zoning does not allow residential uses, only auto-centric and commercial uses
  • R6/C1-3 portion could currently allow a 9-story, 100-foot mixed-use building
  • Proposed rezoning to C4-4D (R8A residential equivalent) for the entire site
  • Rezoning would allow for residential use across the entire property

So just a brief overview of what the current zoning permits.
0:34:31
So as mentioned, the site is in a split district.
0:34:33
So the northern half, which is approximately 16,600 square feet, is in an R 6 C 13 District.
0:34:40
The R 6 District could produce a allows for a nine story, a hundred foot mixed use building, which would yield approximately 40 market rate dwelling units and ground floor retail.
0:34:51
The CA 2 portion, as mentioned, does not allow for residential uses.
0:34:56
It only allows for more auto centric uses and commercial uses.
0:35:00
So the we're looking to rezone the entirety of the site.
0:35:02
So the entire residential mixed use commercial program could fit along the across the entirety of the site.
