The site is currently in a split zoning district, with part zoned as C8-2 and part as R6/C1-3. The proposed rezoning would change the entire site to C4-4D, allowing for a mixed-use development with residential components.
- Current zoning: Split between C8-2 (southern portion) and R6/C1-3 (northern portion)
- C8-2 zoning does not allow residential uses, only auto-centric and commercial uses
- R6/C1-3 portion could currently allow a 9-story, 100-foot mixed-use building
- Proposed rezoning to C4-4D (R8A residential equivalent) for the entire site
- Rezoning would allow for residential use across the entire property
