Location and context of the 73-99 Empire Boulevard site

The development site is located at the corner of Empire Boulevard and McKeever Place in Crown Heights, Brooklyn. It is situated in a mixed-use area with good access to public transportation and nearby amenities.
- Located at the corner of Empire Boulevard and McKeever Place
- In Council Member Hudson's district, bordering Council Member Rita Joseph's district
- Near Ebbets Field Apartments (25 stories tall)
- One block from Jackie Robinson Playground and two blocks from Prospect Park
- Well-served by public transit, including nearby subway stations and multiple bus routes

So the site is located on Empire Boulevard at the corner of McIver Place, and Bedford Avenue is to the East.

Sullivan Place is to the North and the site is in council member Hudson's district.

I'll also note that the border is Empire Boulevard with council member Rita Joseph's district which begins at the, southern side of Empire Boulevard.

As you could see, it's trapezoidal in shape at the corner of Empire And McKeever Place.

Empire Boulevard is a hundred foot wide commercial corridor.

Right now, what you're seeing along Empire Boulevard within the CA 2 portion are self storage facilities.

You're seeing warehouses, one story fast food restaurants, which is which is a result of the CA 2 zoning, which is an auto centric zoning, which has been zoned that way since 1961.

Also, take note how the Ebbotts Field Apartments sits immediately north at 25 stories.

Jackie Robinson Playground is located one block to the north and Prospect Park is located two blocks to the west.

I'd like to note that the C 44 D District that we're proposing has an R 8 a residential equivalent.

You have R 8 a zoning mapped already to the immediate Northwest along the North Side of Sullivan Place between Franklin And Washington Avenues which extends all the way north to Eastern Parkway.

So you're also seeing an R 8 X District which was mapped in 2018 which allows higher density.

So the proposed C 44 D District, you're seeing similar zoning densities within the immediate surrounding area.

We are closest to the B Q And S Prospect Park Subway Station, which is approximately point three miles to the west.

There's also the Sterling Street Subway Station point 5 miles to the east with two and five train service and the site is serviced by multiple bus routes making the site highly accessible via public transit.
