The speaker explains the proposed rezoning boundaries and the rationale behind the changes, focusing on the shift to an R7A zoning district.
- The site is described as a flatiron-shaped piece of property in the middle of the rezoning area
- An existing R7A zoning district surrounds the property on two sides
- The proposal seeks to extend the R7A zoning over the applicant's property and a smaller adjacent property
- After community discussions, the applicant agrees to exclude the smaller adjacent property from the rezoning
- The rezoning aims to create a consistent R7A district in the area

This is what we've been talking about at the community board level.
1:34:43
The slides are just clicked through.
1:34:45
It was a certified proposal, and I just wanted you to see it because that was what was certified, that was coming into this hearing what you have been seeing, Chair.
1:34:52
This slide and the the series of slides I'm showing you from going forward, as you can see at the bottom here, the rezoning to an r seven a c two four rezoning, which is what we are reflect requesting that the council member amend the the application to.
1:35:06
Go to the next slide, please.
1:35:08
This slide starts to show you now what the alternative is.
1:35:11
It's what I just everything I just said, it's listed on the right hand side.
1:35:15
Eight stories, 84 feet, Ground Floor commercial space, plus the space I mentioned to be dedicated to a not for profit or a user of the council member committee's choosing, Abe Bitesh would like to be involved in that process as well.
1:35:27
I'm sure we can work together.
1:35:29
85,000 square feet of total floor area, 4.88 FAR, about seventy thousand eight hundred and eight hundred and eighty seven square feet of residential space, and 14,000 square feet of commercial space at the Ground Floor, which part of that includes the community facility or not for profit space we spoke about, and 60 parking spaces at the seller level.
1:35:48
If we can go to the next slide.
1:35:51
Next slide shows you the proposed rezoning boundaries.
1:35:54
What's interesting from a land use perspective here, you'll see on the left hand side is the existing zoning.
1:35:58
Our site is in the middle.
1:36:00
It's the flat iron shaped the second flat iron shaped piece of property.
1:36:03
It's outlined in the right in with the dots.
1:36:06
But you'll see there's an R 7 a zoning district surrounding the problem the property on its side on two of its sides right now.
1:36:13
From a land use rationale, we're requesting that R 7 a be slid over our property and the smaller property next door to it.
1:36:19
We've had extensive conversations with the community and the council member.
1:36:23
The smaller property is not a part of our application, and we have agreed and requested.
1:36:27
And and if the council member would agree to cut off that portion of the rezoning that is not under the applicant's control, and that's what was discussed with the community yesterday and at numerous meetings before this.
