The presentation compares the existing R7-1 zoning enacted in 1961 with the proposed R8X C2-4 zoning district. This change aims to allow for more substantial development along Queens Boulevard.
- Current zoning allows for an 8-story building with 111 units
- Proposed rezoning would double the number of units to 216
- The rezoning addresses the issue of underdevelopment along Queens Boulevard, which is currently characterized by predominantly one-story buildings

This slide shows you a good depiction of what I described a few moments ago about the pretty much as built characteristic of all of Queens, a lot of Queens Boulevard, which is buildings that predate 1961 that are one story with the taller buildings behind.
