The applicant is seeking a zoning map amendment to rezone the site from C8-2 and R6/C1-3 to C4-4D, with an R8A residential equivalent. A zoning text amendment is also proposed to map the site as a Mandatory Inclusionary Housing (MIH) area with options 1 and 2. These actions would facilitate the development of a 13-story mixed-use building.

                                        So with the land use actions that we are seeking in this rezoning is a zoning map amendment to rezone the site from c eight two, which is the current zoning along Empire Boulevard, which is the southern portion of the site, and R 6 C 1 3, which is the current zoning along the northern portion of the site to C 4 4 D, which has an r eight a residential equivalent, as well as the zoning text amendment to map the site as an MIH area with options one and two over the entirety of the development site.

                                        The proposed land use actions would facilitate development of a 13 story mixed use building containing 273,540 square feet of floor area.
