Council Member Sandy Nurse engages in a Q&A session with James Howard from JT Realty Advisors regarding updates to their housing proposal and plans for relocating existing tenants. The discussion covers changes to unit sizes, affordability levels, and the specifics of the tenant transition plan.

  • The developers have increased the number of larger family units and expanded the range of AMI levels for affordability.
  • A plan was outlined for relocating approximately three existing tenants, including covering moving costs and providing temporary or permanent housing options.
  • Nurse requested written documentation of the updated unit breakdown and sizes for the record.

I just wanna thank you for accommodating the need for larger family units.

Would love to see the final breakdown that you've said out loud to us today in written form and with the breakdown of the affordability rent just so we can have it on the record.
0:14:43
appreciate that you came today with an update.
0:14:46
I agree with the chair that studios really aren't a solution for our housing crisis and three bedrooms is a hill for me to die on, so thank you.
0:14:58
Okay.
0:14:59
And also for making the unit sizes bigger, so if you could also provide and informat the size of the studios, one bedrooms, two bedrooms, and three bedrooms as you've articulated here We've had a couple conversations back and forth and I just want to get on the record, Where are we in terms of coming up with a plan, a transition plan, and an eventual permanent housing plan for the people who already live on that block?
0:16:15
Okay.
0:16:16
And covering the moving cost that was Yeah,
0:16:24
Okay, great.
0:16:25
Would love to see that in the final package.
0:16:32
Think those are my main questions.
0:16:34
I see that you're, you know, you've accommodated the larger larger unit sizes as requested by the community board and you've accommodated kind of like a wider range of AMI to somewhat account for mixed mixed income.
0:16:54
Yes.
0:16:55
So I appreciate that as well and I really don't have any other questions given that you've come here with those updates but I can follow-up with you offline.

But I

Thank you chair.

Good question.
0:15:26
So as we have recently seen, there are roughly three tenants currently residing on the block within the properties owned by the church.
0:15:38
And we've committed to providing them with affordable long term housing.
0:15:43
Initially obviously as those sites are demolished to develop the two new buildings, we would develop it in phases.
0:15:51
So if these tenants reside on Vermont Street, if we did the New Jersey Avenue site first, then we could conceivably move them into the new apartments on New Jersey Avenue and then, you know, redevelop the Vermont Street site.
0:16:06
If that's not an option, we would find temporary alternative housing until both sites are redeveloped and then provide them with an opportunity to move into the new buildings.
0:16:19
So moving cost, short term rental cost would be covered by the development team, yes.
0:17:05
Thank you very much.

I'm sorry.
